Listing a property for sale/ lease - ITS FREE

1) Choose the city and the location of your property.You need not mention the full address of the property if you dont want the buyer/ lessor to know the exact location before you screen him.

2) Please try to fill in all the optional fields on the on-line form in addition to the fields that have been marked as compulsory. This will not only enrich the information content of your listing but will also ensure that your listing comes up more often on a priority basis in the Search Output.

3) You may not want to disclose your expectations of price to the potential Buyer, in order to get the "best possible price". However, it is absolutely vital that you enter your price expectations in the on-line form. The Search Engine uses this information when Potential Buyers scan the database. If you do not want the Buyer to know your price expectations, just tick "NO" against "Display these expectations: " and your price will not be disclosed to them.

4) It is very important to fill in your expectations of price/ rental for the property. If you leave these fields blank or fill in the wrong amounts, the Search Engine will not be able to detect your listing when potential buyers query the database. While listing rental property, you may want to use the "Equivalent monthly rental" to indicate the exact rental that you expect to get on the property.

Calculation of "Equivalent monthly rental"
 

The current market practice is to convert the deposit given against a leased property into an equivalent monthly rental, that is added to the regular monthly rental. The equivalent monthly rental is calculated at 1% of the deposit amount.

Example:
Assume you take a home on lease on the following terms:
Refundable deposit: Rs. 1,00,000

Monthly rental: Rs. 3000 p.m.

The total equivalent monthly rental for this property is calculated as follows:
Equivalent monthly rental on the deposit: (1% of 1,00,000) Rs. 1000
Equivalent monthly rental of rent paid: Rs. 3000
Total equivalent monthly rental: Rs. 4000
Use this value when you are searching for property. However, when you are listing property, you can specify the deposit and rental values separately.

5) If you desire to either lease out or sell the same property please tick both transactions in the respective check boxes and also fill in your price expectations for BOTH cases. There is no need to fill in separate on-line forms for this purpose.

6) If you don't want brokers to respond to your advertisement, tick the appropriate check box. Your listing will not come up in any Searches initiated by a Broker. However, it is advisable to allow brokers to respond to your listing, as most brokers do not charge a brokerage from a property owner.

7) Your listing will be automatically carried FREE of COST for a period of 180 days . In order to extend the listing period, please revisit the site and re-submit the listing on any day before the expiry date. Listings that are due to expire in 2 weeks time are indicated in RED.

8) You could be trying to dispose off high value property and want to keep your identity confidential. You can choose not to reveal your address, e-mail or phone number to the Buyer by indicating the same on the on-line Listing Form. However, please ensure that you fill in the CORRECT email ID in the Listing Form as we will intimate you by e-mail ONLY of people who have shown an interest in your property. You can then choose to contact the interested "BUYER"

9) After you have entered all details, the site will automatically produce a "Preview Listing" that you must check carefully. To change information you have provided, please click on the appropriate HEADING. If you are satisfied will all entries on the Preview Listing please take a printout of the same and note the Property Code (on the Top left corner) for all future reference.

Deleting a listing

Every time you login to the website you will be taken to a catalogue page showing all your listings and property search criteria. Use the DELETE key on you Listing Table to remove any listing. Please DELETE your listing as soon as you Sell/ Lease out your property. This is automatically improve the hit rate by buyers on your remaining listed properties.

Edit a listing

Just click on the Property Code in the Listing Table to edit any listing

Re – Submit a listing
.

Use the Re-submit key on the Listing Table to immediately re-submit a Listing before the expiry date and avoid the trouble of re-entering all details again

 
Brokers/ Agents
.

Agents will be able to maintain a list of all clients online to help them with sales followup. Further a complete sales management module would help you track progess with existing clients and will automatically tell you when a new property matching your client's needs has been added to this database.
